Landsec expands ownership in Bluewater following robust retail performance
UK commercial property company Land Securities Group (Landsec) has announced the completion of an acquisition to secure an additional 10 percent stake in Bluewater, a major retail destination situated in Kent.
The net cash consideration for the transaction stands at 95 million pounds, representing a yield of 7.4 percent based on the net rental income generated by Landsec’s existing holding in the retail center. The move raises Landsec’s total ownership interest in Bluewater to 74 percent while optimizing operational flexibility across its overall portfolio.
Bluewater continues to act as a core focal point for major apparel and footwear brands optimizing their brick and mortar footprints around flagship locations. Over the five-month trading period ending August 31, 2026, retail sales at the Kent destination grew by 7.4 percent, while footfall during the same period rose by 3 percent.
These figures outpaced broader national retail benchmarks. Across the UK, overall national retail performance declined by 1.7 percent, while average footfall remained flat.
The shopping destination retains an extensive mix of international fashion and lifestyle operators. Key retail occupants across its three main galleries—Thames Walk, Rose Gallery, and The Guildhall—include US apparel group Abercrombie & Fitch, Japanese retail giant Uniqlo, Spanish fashion label Pull & Bear, French brand Lacoste, and British premium labels such as Reiss and AllSaints.
Landsec executives highlighted that the increased stake reflects confidence in Bluewater's long-term income trajectory, driven by strong occupier demand for high-performing retail real estate.
